Application Requirements
Please note that I am not making a quick decision on an
application. I want to verify a few
things first and require the following information:
1)
Your current landlord’s name
and telephone number;
2)
Your current employer and
your supervisor’s phone number. If
you have worked less than two years at your job, the name and phone number for
your previous employer;
3)
Your current income and
three months of bank statements proving your income;
4)
How you get paid – once a
month, twice a month or weekly;
5)
If you have teen-age
children, the name of their school and permission from you to contact that
school to check their behavior in school.
I have been misled several times since I bought these
apartments. I do not intend for
that to happen again.
I do not want a tenant who lives paycheck to paycheck.
I expect a prospective tenant to have a bank balance that reflects the
prospective tenant has money left over every month.
It will take me time to verify this information so do not
expect an immediate response. Do
not apply if you have already moved from your current residence.
I will require one month’s rent as a deposit.
This will be returned to you when you vacate the premises.
General cleaning of the apartment will cost $500, which will be deducted
from that deposit. The cost to
repair damages, aside from basic wear-and tear, will also be deducted from the
deposit.
I am not entertaining tenants using the Kenner Housing
Authority at this time.
The information provided above may be delivered in person
or emailed (as attachments) to me as long as the attachments are discernable.
The tenant in Unit A serves as a manager of the property.
You will be given a list of the contractors I use to address plumbing,
appliances and electrical problems.
He will decide if I need to be contacted on those matters.
You will certainly want to see the apartment, so I can
meet you there to show it to you.
Having a completed application, with the information and documents described
above, will lessen the time for me to render a decision.
If you cannot meet these requirements, then please do not waste your and
my time applying.

I already have two great tenants and would like the tenant in Unit B to be just as amicable as they are. If that is OK, please go ahead with the application.
